Step 1 Register Your Interest

The first step to finding the right property is to register with us either by calling us 01246 211646, or by visiting our office where you can discuss your property requirements with our staff. You can also register requirements via our website.


Step 2 Finding The Right Property

Once we have a clear understanding of your requirements you will receive a selection of properties that match your criteria. We can also keep you constantly up-to-date via email alerts when the latest properties become available.


Step 3 – Applying For The Property

To make an application for one of our properties you must:

Applying for the property

If you wish to rent one of our properties, we will need you to complete an Application Form, and if required, the Guarantor Application Form. Pay the tenancy application fee and provide two forms of identification i.e. driver's licence / passport / utility bill. If relevant, we will also ask for a reference from your current landlord / letting agent.

Tenancy Application fee: (NON - REFUNDABLE)

This charge covers the cost of a credit check and current landlord reference.

Main Tenant / Individual = £125.00 (no VAT)
Each additional Tenant /Guarantor =£ 60.00 (no VAT)

PLEASE NOTE, THE LANDLORD IS ABLE TO REJECT YOUR APPLICATION IF ANY REFERENCE CHECKS PROVE NEGATIVE. IN THIS CASE, THERE WILL BE NO REFUND.

If the application however, is successful and the Landlord withdraws from the agreement for whatever reason, a full refund will be given.


Step 4 - Signing Up

Deposit/Bond: You are required to pay the deposit/bond, which is usually equal to one month’s rent plus £100 prior to taking possession of the property

You’ll need to pay One month’s rent in advance along with your deposit and inventory fee. (Cash, Personal Cheque or Building Society Cheque). Please note that we must be in receipt of cleared funds prior to you taking possession of the property. Please allow 5 working days for your personal cheque to clear. Please make all cheques payable to “New Oak Estates”.

Alternatively, you can make a payment by BACS to our account. Please quote your name / property address as a reference. Our bank details are as follows:

Photographic Inventory Fee: (no Vat)

£60 - 1 Bedroom Homes
£70 – 2 Bedroom Homes
£80 – 3 Bedroom Homes
£90 – 4 Bedroom Homes

This is a full photographic inventory and statement of the contents and condition of the property prior to your commencement of the tenancy. This report is created by an independent assessor and is a requirement of The Deposit Protection Service which is where your deposit will be registered. It is also used at the end of the tenancy to ensure that your bond/deposit is released to you as soon as possible.

Payment of rent:

TENANTS SHOULD ENSURE THEY PAY THEIR RENT MONTHLY VIA STANDING ORDER.

Step 5 - Your Deposit

We will register your deposit with the Deposit Protection Service and issue you with a certificate confirming this.


Step 6 – Maintenance Inspections

Every three months we call and arrange to visit your home and make sure that everything is working satisfactorily for you and there are no maintenance issues. We have a team of trusted tradesmen who can call and remedy any issues.
