Letting Your Property

There are lots of reasons why you may want to let your property. It may be your business, or it could be an investment.

You could be looking to relocate and want to keep your property, be moving in with a partner or have inherited it and want to rent it out in the short term. Whatever your reason, we have the expertise to ensure you get the right tenant at the best price and to provide you with an exceptional service that suits your needs.

We often find that landlords have a variety of needs depending on their landlord experience or simply their desired involvement. New Oak Estates offer two tailored packages to suit;

The “Tenant Find” Service - £600 (+VAT)

The tenancy Set Up includes all advertising, viewings, tenant selection, undertaking tenant referencing, preparation and signing of the Assured Shorthold Tenancy Agreement, a property inventory/schedule of condition, notification to all utility companies of occupant changeover and tenant Right to Rent Checks.

We can hold deposits, but our service does not extend to negotiating deposit return on this service. Landlords that have their own deposit account can have the deposit paid directly to them.

The “Fully Managed Service” - £500 (+Vat) Set Up then 10% (+Vat) of Rent

The tenancy Set Up includes all advertising, viewings, tenant selection, undertaking tenant referencing, preparation and signing of the Assured Shorthold Tenancy Agreement, a property inventory and schedule of condition, tenancy deposit registration, notification to all utility companies of occupant changeover and tenant Right to Rent Checks.

The Managed Service includes the collection and process of the rent, actioning and arranging any remedial works, maintaining compliance, annual property inspections and delivery of complaint documentation to the tenants.

Additional Costs

Tenancy Renewal - £62.50 (+VAT)

For when you choose to offer a further fixed term contract to your current tenant.

Contract negotiation, updating terms, providing electronic copies to Tenant and Landlord, Updating DPS registration.

Annual Rent Review - £62.50 (+VAT)

As above but implementing the rent review or rent review and Section 13 being issued.

Additional Property Inspections - £50 (+VAT)

Notices serviced under mandatory and discretionary grounds under the Housing Act 1988 as amended by The Housing Act 1996

Section 21 - £100 (+VAT)

Deposit Disputes - £125 (+VAT)

Should the tenant and landlord not agree on the deposit split at the end of the tenancy, it may be necessary to use the DPS resolution service. To Act on your behalf, New Oak Estates will;

  • Complete DPS paperwork
  • Prepare quotes for proposed works.
  • Prepare a check out report to support the claim.
  • Submit Previous Inventory to support the claim.

Whilst New Oak Estates will prepare and submit the above information to aid the dispute, we cannot be held liable for the final decision and any monies not awarded to the Landlord.
